What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area of the house and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Disputing property taxes

Tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your property on the market

A home measurement service can secure fair market value for your home. Area is one of the biggest elements potential buyers consider when purchasing a home — but since square footage values are often estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).
